Spring 2026 is shaping up to be a transitional market in the GTA. After two years of rate adjustments, both buyers and sellers are recalibrating expectations. Here's what the data shows and what it means for your decisions.
Price Trends
The composite benchmark price across the GTA sits at approximately $1,120,000 — up 3.2% year-over-year but relatively flat from Q4 2025. Detached homes in the 905 region (Brampton, Mississauga, Oakville) are seeing stronger appreciation than downtown Toronto condos, which remain under pressure from high inventory.
Inventory & Days on Market
Active listings are up 18% compared to spring 2025, giving buyers more choice — particularly in the condo segment. However, freehold inventory remains tight in premium neighbourhoods. Average days on market: 21 for detached (down from 26), 34 for condos (up from 28).
Interest Rate Environment
The Bank of Canada has signalled a cautious stance, with the overnight rate steady. Fixed 5-year rates hover around 4.2-4.5%, with some lenders offering promotional rates below 4%. Variable rates remain less attractive but may appeal to buyers expecting further cuts.
What This Means for Buyers
If you're buying a freehold home in the 905, act with purpose — inventory is limited and well-priced homes attract multiple offers within a week. For condos, you have leverage: negotiate hard, inspect thoroughly, and don't rush. There are deals to be had.
What This Means for Sellers
Freehold sellers in desirable neighbourhoods are well-positioned. Price accurately, stage well, and expect competitive interest. Condo sellers need to be realistic — pricing at 2022 levels won't work. Meet the market where it is, and differentiate your unit with professional photography and staging.
Neighbourhood Spotlights
Brampton continues to attract first-time buyers and investors with strong fundamentals. Oakville's south end remains the GTA's premier luxury corridor. Mississauga's Port Credit is seeing renewed interest as waterfront living commands a premium. King City estates are finding buyers among families seeking space post-pandemic.
